Position Overview

Responsible for planning and managing the provision of project delivery services for mid to large scale projects having experience with residential, multi-family and commercial sectors. The objectives of this role are to represent KENNEDY in a professional manner; be an ambassador for the firm; manage client relationships, interests and goals; and ensure the quality and fiscal success of KENNEDY projects, and report to the Principal(s). Individuals in this role are expected to actively mentor and support other project architects/ project managers. Project Architect/ Project Manager may be required to provide design leadership on various projects, and may oversee the entire design process or assist as a technical expert on specialized design and act as a resource. The PA/PM may work on several concurrent projects of varying sizes and assist in the education and development of design and studio staff.

 

key functions & duties

Plan

  • The PA/PM will work in, and foster, a collaborative environment to create work plans, drawing lists, scope of services, budgets, and staffing requirements.
  • Review and monitor project scope and initiate corrective actions.
  • Lead the KENNEDY design process including creation of design concepts, generation of presentation material, and required submission documentation.
  • Contribute and participate in proposal and responding to EOI’s and RFP’s.
  • Review and Coordinate consultant activity.
  • The PA/PM may participate in the preparation of Pre-Design and Schematic Design documents, specifications, and maintain a high level status understanding of the project development, reporting to the Principal(s).
  • Chair or work with other PA/PM’s to chair design and production meetings.
  • Build relationships with clients through responding to program and budget requirements.
  • The PA/PM may assist with business development.
  • Work with authorities having jurisdiction at a project leadership level in all key areas of project development.

Deliver

  • Allocate assigned tasks, maintain and communicate the project work plan and requirements to the Job Captain(s), project team, and manage completion and quality of tasks to ensure successful project delivery.
  • Lead, motivate self and project team(s) to produce successful design and construction documentation and ensure appropriate team member utilization and growth potential.
  • Ensure coordination of consultant documentation with respect to project criteria, client program, drawings, and specifications, and standards of excellence.
  • Actively manage project design time budgets to ensure project profitability and prepare status reports.
  • Coordinate additional services with the client as required.
  • Approve and control all time spent on projects, expenses, and consultant invoices.
  • Take responsibility for the “Risk Management” of the project for KENNEDY.
  • Ensure detailed Zoning, Development By-Law and Building Code review / analysis are prepared, distributed and filed.
  • Monitor and support on-site contract administration requirements including completion of professional responsibilities such as deficiency reports, required site reviews, certificates of payment, and letters of assurance.
  • Ensure proper project records are developed and maintained.
  • Coordinate with applicable authorities having jurisdiction during all phases of the project.
  • Chair design and production meetings.
  • Mentor staff in project management.
  • Build and manage client relationships through dedicated communication and project leadership.
  • Provide continuous reporting to the Principal(s).

MINIMUM REQUIREMENTS - (Education, Experience, Qualifications, Skills, Abilities)

  • For Architecture a recognized degree in Architecture coupled with a minimum of 10+ years of architectural experience
  • Multi-Family, Residential and Commercial sector experience
  • For Architecture registration with a provincial regulatory board an asset
  • Capable of providing leadership in design and project management
  • Strong technical background in AutoCAD, Revit is considered an asset
  • Excellent time management and teamwork skills
  • Effective written and oral communication skills
  • Detailed knowledge of applicable building codes and by-laws
  • Advanced knowledge of the construction practices

Senior Architectural Technologist

WE'RE LOOKING FOR

A Senior Technical and Production Team Member who is versed in the technical project delivery phases. This person will have senior level technical experience in a number of building typologies and systems. A degree in Architecture or a diploma in Building Technology coupled with 15 years or more of architectural experience in design development drawings, contract documents, and construction administration acquired in an architectural office are required.

Senior Technologists work with and report to Job Captains, and other Project Leaders in the studio environment, performing senior level production and building science tasks. This individual is a technical leader who provides technical support in all the project delivery phases, and is accountable for technical content development, accuracy, and quality control and quality assurance, reviews content completeness. They participate in coordination with team members and consultants. They also provide ongoing mentorship to the overall studio compliment.

Experience with state of the art BIM must be demonstrated, preference will be given to those with Revit experience. Expert knowledge of and experience with building codes is also required.

 

As Senior Technologist, you'll be expected to

Deliver

•     Ensure that the interests of KENNEDY are promoted and protected at all times in the technical delivery of our projects.

•     Work with the Job Captain, Project Leaders and Principal in planning the technical expectations and performance throughout project design.

•     Prepare cartoon sets and production plans; oversee production management and reporting functions; report to the Job Captain.

•     Lead, develop, prepare, and review Design Development Drawings (DD) and outline specifications.

•     Lead, develop, prepare, and review Contract Documents (CD) and outline specifications.

•     Direct and support the development of project technical requirements and KENNEDY technical initiatives.

•     Ensure coordination of consultant documentation with respect to project criteria, client program, drawings, and specifications.

•     Perform Contract Administration (CA) duties (as required) in collaboration with the Contract Administrator.

•     Direct the preparation of tender documents.

•     Direct the research and compilation of construction materials and technical assemblies.

•     Direct the assembly, circulation, and filing of project documents.

•     Support the Job Captain(s) in chairing production meetings.

•     Perform code and bylaw analysis.

•     Perform Quality Control procedures and reviews.

•     Coordinate with, and review the work of, project consultants.

•     Collaborate with authorities having jurisdiction.

•     Provide mentorship guidance and direction to other Production Team Members.

•     Mentor staff in project technical development and knowledge.

•     Lead, motivate, and manage project team(s) to produce technically successful design and construction documentation.

 

Minimum Requirements - Recap

Senior INTERior DESIGNER

WE'RE LOOKING FOR

An expert interior designer with an ability to manage the Interior Design direction on several concurrent projects and provide project leadership. A diploma or degree in Interior Design and NCIDQ Certification, coupled with 10 to 15 years of design experience are required. 

A Senior Interior Designer works closely with Project Leaders, Project Managers, and the Principal to complete design and technical assignments. They also assist with business development, mentoring and coaching of intermediate and junior interior designers, preparing and completing comprehensive interior design construction sets of drawings. Responsibilities may include project management, and contract administration.

We expect a knowledge of building codes and by-laws, and an advanced understanding of construction and construction administration. A strong knowledge and proficiency of graphics software including AutoCAD, Sketch-up, and Adobe CC. Preference given to those with Revit knowledge and experience. Naturally, you're top of the class, with outstanding abilities relating to graphic presentation and design layout, written and oral communication. You're a born leader with excellent time management, relationship building, and teamwork skills, and thrive in the areas of presentation and negotiation.

 

AS Senior INTERior DESIGNER, YOU'LL BE EXPECTED TO

Plan

•     Take responsibility for the overall quality of the interior design product.

•     Act as or work with the Project Leader(s), Project Manager, and / or Principal(s) to create work plans, drawing lists, scope of services, budgets, and staffing requirements to deliver interior design solutions.

•     Review and monitor project scope and initiate corrective actions.

•     Establish and maintain interior design production standards and procedures.

•     Develop innovative design concepts which are practical, aesthetic, safe and conducive to intended purposes and function, which is reflective of client goals and within project budget.

•     Render conceptual design ideas and prepares 2D and 3D presentation / design drawings.

•     Maintain currency with Innovative and Best practices.

•     Current with Sustainability Practices and LEED.

Deliver

•     Inspirational quality of design.

•     Contribute to a culture of strong design / quality and team building.

•     Lead and participate in the KENNEDY design process including creation of design concepts, generation of presentation material and required submission documentation.

•     Prepare working drawing contract documents, plans, details and schedules, using AutoCAD / Revit software.

•     Co-Ordinate and / or undertake the selection and specification of furniture systems, fixtures and equipment.

•     Apply creative talent in conceptual design and rendering skills of either hand or computer sketching to convey design intent.

•     Prepare and co-ordinate project schematic / conceptual designs.

•     Prepare required layouts, sketches and space plans required to convey design intent.

•     Prepare presentation boards and materials.

•     Participate in strategic planning, client programming and needs analysis phases.

•     Work with technical and contract administration staff to produce successful design development and contract documentation in alignment with KENNEDY’s standards of quality, client program and budget need, and coordinate project specifications.

•     Coordinate with project consultants and Construction Manager / General Contractor.

•     Chair design and production meetings.

•     Actively manage project fee budgets and costs to ensure profitability; draft fee agreements and contracts.

•     Approve, monitor, and manage all time spent on projects, expenses, and consultant invoices.

•     Work with authorities having jurisdiction to interpret and conform to codes and bylaws.

•     Oversee all aspects of contract administration.

•     Maintain project records.

•     Provide Leadership, training, and mentorship to intermediate and junior staff.

•     Keep current of innovative and forward thinking design including research on materials and products.

•     Attend on-site visits and field reviews and direct outside contractors and vendors as required.

•     Coordinate and / or undertake site deficiency reviews and installation inspections.

•     Apply thorough knowledge of sustainability, integrated design and LEED guidelines to incorporate Integrated Sustainable Design solutions into projects.

Review

•     Control quality of all project deliverables.

•     Manage project performance issues and resolve problems.

•     Participate in the peer review process for all KENNEDY projects as requested.

 

Minimum Requirements - Recap

•     Diploma or Degree in Interior Design.

Preference given to those registered with a provincial regulatory board.

A Project Architect / Project Leader represents KENNEDY in a professional manner; manages client relationships, interests and goals; ensures the quality and fiscal success of projects; and reports to the Principal. Responsibilities may include actively mentoring and supporting other project leaders, and providing design leadership on various projects. May oversee the entire design process or assist as a technical expert on specialized design and act as a design resource.
