The Milner Building is an office structure built in 1957 for the Northwest Utilities, now Atco and represents one of the finer examples of mid-century modern architecture in Edmonton.

In 2017, the new owners retained Kennedy to explore various retrofit options.

The building is located half a block south of the one of the most vibrant sections of Jasper Avenue. In the last couple of years, the area has seen a significant increase in commercial activity with several upscale restaurants thriving in the vicinity. Additionally, the site is within five minutes walking distance from the emerging Ice District.

The study explores a variety of development scenarios, including residential lofts, rental lofts, boutique hotel as well as a hotel with residences.

The rendering illustrates an enhanced level of commercial activity at the street level which would be the desired outcome for any of the contemplated options.
