WE'RE LOOKING FOR

An enthusiastic and highly energized, organized and motivated individual with exceptional communication and organizational skills. This role will be a key contributor to business development at KENNEDY working with firm Principals.

 

As PROPOSAL STRATEGIST, youR RESPONSIBILITIES WILL INCLUDE

Pre-Proposal / Planning

•     Tender Search (APC, MERX, etc.)

•     Preliminary Review of Potential Tender (Go-No-Go Matrix +/or Abstract)

•     Preliminary Inquiries w/ Client (Budget, Scope, Schedule, etc.)

•     Build Proposal Components: KENNEDY Project Data, Team CVs + Bios, Graphics, Proposal Content, Photos, Project Sheets, Sub-Consultants Info, Corporate Profile

Proposal Preparation

•     Identify requirement for optional/mandatory Pre-Proposal / Pre-Bid Site Meeting(s)

•     Proposal Kick off Team Meeting; including Sub-Consultants; Proposal Strategies, Approach, Selection of Team and Projects, as needed

•     Proposal Writing, Editing, and Graphics

•     Proposal Research: Information Gathering – Project Details; Scope, Size, Original Budget, Construction Cost, Proposed and Actual Project Start and Completion Dates, Project Description, Innovative Design Features, Project Opportunities + Challenges, Photos, Team Members and Sub-Consultants/Specialty Subs, Client /or Contractor Reference Info, etc.
Information Gathering – Proposed Team Member Details; Relevant Project Experience, Expertise, Background, etc.

•     Proposal Draft Review; Content, Fees/Hourly Rates, Schedule, Graphics, etc.

Proposal Submission

•     Final Reviews and editing

•     Printing and Binding

•     Meeting Submission deadlines

 

Minimum Requirements

•     Minimum 2 years experience working at an architecture, engineering, construction, marketing or related consulting firm in a proposal writing capacity

•     Must have excellent organization, communication, writing and time management skills

•     Able to work and converse efficiently with all levels of colleagues, clients and other external contacts

•     Proficiency in Microsoft Office Suite and Adobe InDesign

•     Ability to work under pressure, follow timelines, and meet deadlines

•     Detail oriented

Senior ConStruction / Contract Administrator

WE'RE LOOKING FOR

An expert Construction / Contract Administrator, responsible for successful implementation of the construction phase for large and complex projects of various building types. A degree in Architecture or Diploma in Architectural Technology coupled with 15 years or more of construction administration experience is required. Preference will be given to those with CCCA certification, and Architecture / Interior Design registration with a provincial regulatory board.

A Senior Construction / Contract Administrator acts as the primary liaison between the client, contractor, and Project Leader / Project Manager for the duration of construction and is expected to actively provide advice on CA issues to others. Individuals in this role are expected to actively mentor and coach other Contract Administrators to foster career progression as well as participate as an integrated discipline within design delivery phases to enhance Quality Control and Quality Assurance. Provides ongoing Technical Peer Review on project work.

AS senior Construction / contract administrator, YOU'LL BE EXPECTED TO

Lead

•     As part of KENNEDY’s leadership team, embody and act as an ambassador for the Studio’s vision and culture

•     Assume leadership roles in business management and operations areas such as resourcing, project performance

•     Assist the Project Leaders / Principal in planning the profitable execution of the Construction Administration stage of large and / or complex projects

•     Take an active role in employee development, motivation, and engagement by mentoring and coaching staff

•     Cultivate a well-respected presence with clients, contractors, and the local architecture community

•     Provide feedback on constructibility, code, etc. issues to production team

•     Provide input as requested by KENNEDY’s Project Leader / Management Team / Principal(s), and on budgets, schedules, etc.

•     Prepare detailed construction contracts

•     Establish job protocol and lines of communication between owner, architect, engineers, contractor, construction managers, subcontractors (if applicable), and vendors

•     Ensure that owner, architect, engineers, contractor, construction manager, subcontractors (if applicable), deploy and engage correctly KENNEDY’s CA delivery format and software tools

•     Manage all construction delivery issues with municipal or authorities having jurisdiction

Deliver

•     Assist the Project Leader / Senior Management / Principal with the monitoring of project performance at Construction Administration stage of strategic projects, and to resolve issues

•     Advise Project Leader / Senior Management / Principal immediately of any project contract administration issues and work to resolve any problems

•     Review workmanship standards for compliance with documentation and codes on an on-going basis

•     Maintain a close and trusted relationship with KENNEDY’s Clients

•     Adhere to KENNEDY’s CA guidelines, practices and protocols

•     Ensure that the interests of KENNEDY are promoted and protected at all times

•     Work with the Project Leaders and Principal in planning the profitable execution of the Construction Administration stage of large and / or complex projects

•     Review contract documents at 35%, 75% and 95% stages, or as prescribed by the project work plan, (prior to tendering) and ensure overall documentation coordination

•     Protect the project design intent through contract documents

•     Review contract conditions and confirm interpretation with client and contractor

•     Establish job protocol and lines of communication between owner, architect, engineers, contractor, subcontractors (if applicable), and vendors

•     Attend and represent KENNEDY at all contractor / client / job site meetings during CA phase of projects as required

•     Lead, motivate, and manage technical content with project team(s) to produce successful design and construction documentation, and correct appropriate technical content

•     Ensure coordination of consultant documentation with respect to project criteria, client program, drawings, and specifications, and standards of excellence

•     Coordinate additional services with the client , and project leader as required

•     Take responsibility for the “Risk Management” of projects for KENNEDY during construction

•     Ensure detailed Development By-Law and Building Code review / analysis are prepared, distributed and filed

•     Monitor and support on-site contract administration requirements including completion of professional responsibilities such as deficiency reports, required site reviews, certificates of payment, and letters of assurance

•     Ensure proper project records are developed and maintained

•     Coordinate with applicable authorities having jurisdiction during all phases of the project

•     Build and manage client relationships through dedicated communication and project leadership

•     Provide continuous reporting to the Principal

Review

•     Participate in the peer review process for KENNEDY projects

•     Contribute to the continual evolution of KENNEDY’s QA / QC process within the CD delivery stream

 

Minimum Requirements

•     A recognized degree in Architecture or Diploma in Architectural Technology coupled with a minimum of 15+ years of construction / contract administration experience

•     CCCA certification is considered an asset

•     Architecture and / or Interior Design registration with a provincial regulatory board an asset

•     Proficient in bidding procedures, project field reporting, field reviews, payment certification, site document processing (CCN/RFI/SI) and contract change procedures

•     Possess a wide knowledge of procurement types and regulations, policies and practices

•     Capable of providing technical leadership during the design phase

•     Strong building science background with an excellent understanding of construction processes, methods and materials

•     Strong technical background in Revit is considered an asset

•     Exceptional communication and leadership / team skills

•     Effective written and oral communication skills

•     Actively cultivates an Inspirational leadership style

•     Proactive, confident approach to contract administration

•     Ability to represent KENNEDY professionally at senior levels

Senior INTERior DESIGNER

WE'RE LOOKING FOR

An expert interior designer with an ability to manage the Interior Design direction on several concurrent projects and provide project leadership. A diploma or degree in Interior Design and NCIDQ Certification, coupled with 10 to 15 years of design experience are required. 

A Senior Interior Designer works closely with Project Leaders, Project Managers, and the Principal to complete design and technical assignments. They also assist with business development, mentoring and coaching of intermediate and junior interior designers, preparing and completing comprehensive interior design construction sets of drawings. Responsibilities may include project management, and contract administration.

We expect a knowledge of building codes and by-laws, and an advanced understanding of construction and construction administration. A strong knowledge and proficiency of graphics software including AutoCAD, Sketch-up, and Adobe CC. Preference given to those with Revit knowledge and experience. Naturally, you're top of the class, with outstanding abilities relating to graphic presentation and design layout, written and oral communication. You're a born leader with excellent time management, relationship building, and teamwork skills, and thrive in the areas of presentation and negotiation.

 

AS Senior INTERior DESIGNER, YOU'LL BE EXPECTED TO

Plan

•     Take responsibility for the overall quality of the interior design product

•     Act as or work with the Project Leader(s), Project Manager, and / or Principal(s) to create work plans, drawing lists, scope of services, budgets, and staffing requirements to deliver interior design solutions

•     Review and monitor project scope and initiate corrective actions

•     Establish and maintain interior design production standards and procedures

•     Develop innovative design concepts which are practical, aesthetic, safe and conducive to intended purposes and function, which is reflective of client goals and within project budget

•     Render conceptual design ideas and prepares 2D and 3D presentation / design drawings

•     Maintain currency with Innovative and Best practices

•     Current with Sustainability Practices and LEED

Deliver

•     Inspirational quality of design

•     Contribute to a culture of strong design / quality and team building

•     Lead and participate in the KENNEDY design process including creation of design concepts, generation of presentation material and required submission documentation

•     Apply building codes and construction regulations knowledge

•     Prepare working drawing contract documents, plans, details and schedules, using AutoCAD / Revit software

•     Co-Ordinate and / or undertake the selection and specification of furniture systems, fixtures and equipment

•     Apply creative talent in conceptual design and rendering skills of either hand or computer sketching to convey design intent

•     Actively manage project fee budgets and costs to ensure profitability; draft fee agreements and contracts

•     Approve, monitor, and manage all time spent on projects, expenses, and consultant invoices

•     Work with authorities having jurisdiction to interpret and conform to codes and bylaws

•     Oversee all aspects of contract administration

•     Maintain project records

•     Provide Leadership, training, and mentorship to intermediate and junior staff

•     Keep current of innovative and forward thinking design including research on materials and products

•     Attend on-site visits and field reviews and direct outside contractors and vendors as required

•     Coordinate and / or undertake site deficiency reviews and installation inspections

•     Apply thorough knowledge of sustainability, integrated design and LEED guidelines to incorporate Integrated Sustainable Design solutions into projects

Review

•     Control quality of all project deliverables

•     Manage project performance issues and resolve problems

•     Participate in the peer review process for all KENNEDY projects as requested

 

Minimum Requirements - Recap

•     Diploma or Degree in Interior Design

Senior Project Architect

WE'RE LOOKING FOR

An expert ambassador to plan and manage project delivery services on mid to large scale projects. A degree in Architecture coupled with a minimum of 8 years of architectural experience in the high quality design of complex programs / projects / building types are required. Preference given to those registered with a provincial regulatory board.

A Project Architect / Project Leader represents KENNEDY in a professional manner; manages client relationships, interests and goals; ensures the quality and fiscal success of projects; and reports to the Principal. Responsibilities may include actively mentoring and supporting other project leaders, and providing design leadership on various projects. May oversee the entire design process or assist as a technical expert on specialized design and act as a design resource. May work on several concurrent projects of varying sizes and assist in the education and development of design and studio staff.

We expect a thorough knowledge of building codes, by-laws, construction practices, and strong technical proficiency in computer usage and software for design and understanding of CAD operations.  Preference given to those with Revit knowledge and experience. Naturally, you're top of the class, with outstanding written and oral communication skills, and excellent time management, relationship building, and teamwork skills.

 

AS Project Architect / Project Leader, YOU'LL BE EXPECTED TO

Plan

•     Work in, and foster, a collaborative environment to create work plans, drawing lists, scope of services, budgets, and staffing requirements with project Job Captains

•     Review and monitor project scope and initiate corrective actions in cooperation with Job Captains

•     Lead the KENNEDY design process including creation of design concepts, generation of presentation material, and required submission documentation

•     Contribute to and participate in proposal pursuits and responding to EOI’s and RFP’s

•     Review / Coordinate consultant activity with Job Captains and maintain a high level status understanding of project flow

•     Prepare Pre-Design and Schematic Design documents, specifications, and maintain a high level status understanding of the project development from Job Captains, reporting to the Principal

•     Chair or work with other project leaders to chair design / production meetings

•     Conduct client and public presentations

•     Build relationships with clients through responding to program and budget requirements

•     Assist with business development

•     Work with authorities having jurisdiction at a project leadership level in all key areas of project development

•     Develop project criteria, scope of services, detailed work plans, drawing lists, schedules, and resource (staff, technical, budget) requirements over the project lifecycle in alignment with KENNEDY processes and standards of quality and client requirements

•     Plan project team utilization including the projection of workload requirements to facilitate proper allocation of firm-wide resources
